What to look for: Sub-Floor
  1. Insulation pulled through cracks

  2. Gaps, 1/4" or larger in seams, around pipes and electrical lines entering through the floor.

  3. Debris on the ground such as insulation, twigs, chewed paper, droppings and tracks (paw prints).

What to look for: Interior

  1. First, you are going to use your nose. You're attempting to sense the urine odor or the smell of something dead.

  2. Next, look in attics, storage areas accessable from the roof and under sinks for droppings or signs of nesting as displayed and described in the photos above.

  3. Now lift each floor vent cover and look for the debris as shown.

Question: Why should I pay $1,200(+) annually (depending on my property's size) to participate in this rodent baiting program?

Answer: You can pay $1,200 on a monthly basis or $14,000 - $65,000 later when they are nesting in your home. Rodent damage is not covered by insurance. Roof rats, which are the critters we're dealing with, carry the HEPPA virus. Once their feces, urine and dead carcasses are deposited in your subfloor, what risk are you running to infect the populous?

 

Question: Why can't you bait the areas that you have 'flagged' as HIGH concentration of activity?

Answer: We (as Licensed Pest Control Technicians-No Matter Which Company) are only permitted to bait within 100 feet of a structure. YOU, AS ISLAND RESIDENT'S NEED TO CONTROL YOUR OWN DESTINY. My suggestion: Construct the MOST, minimal sized 'structures' (trash/recycling bins along walkways) as acceptable to the NC Dept of Agriculture's guidelines for 'structures', throughout the Island ... AND THEN ... LET US ... DO OUR JOB!

 

Question: "I am tired of paying YOUR monthly fees; it's been a YEAR, why should I continue when my neighbors are not participating in the program? They don't live there, while I'm "as you say", protecting mine by attracting them to my home to eat the bait?”

Answer: I understand your frustration. My HONEST RESPONSE: NON-PARTICIPATING RESIDENTS NEED TO WAKE UP! We only have, collaboratively, all companies on the Island, 1/3 of the homes and businesses baited. Until we, as rodent management companies (you will NEVER eradicate them), can get IN FRONT of this situation, you will NOT see progress. LET ME BE PERFECTLY CLEAR: There is not ONE home on the Island that I've crawled that does NOT have RODENT TRACKS under or around it. Your Island has a unique, 'rat friendly' environment - look at it as a 'kidney shaped' structure. You have residential areas in the Harbor, they spill out until they reach the "RESERVE", they then continue throughout Middle Island, let's complicate this a little more and sprinkle marshlands into the mix, let's add to the complexity with all of the vacant lots. Why are they a problem, you ask? Dead, dying, overgrown areas are PERFECT harborage/nesting/breeding areas. It does not matter if you're paying Manning's Pest Control or another company ... I DON'T CARE which company you pay, you NEED TO PARTICPATE IN THE BAITING PROGRAM. SIMPLY STATED, IF YOU DO NOT KILL THEM, THEY WILL CONTINUE TO MULTIPLY AND YOU’RE HOME VALUES WILL PLUMMIT!

 

Question: I have been baiting for six months, do I need to continue?

Answer: YES! Especially now, the cold weather and rain have them on the move to get in out of the cold.

 

 

Question: How often are you checking/rebaiting the station?

Answer: Every 2-3 wks, unless an area has had a significant increase in activity, then more often.

 

 

Question: How many homes are baited?

Answer: I can only tell you what Clegg's and I are doing, so as of now, only about 500.

 

 

Question: Do you communicate w/Clegg's?

Answer: Yes, regularly. We are constantly comparing notes.
